Air Conditioning and Heating Maintenance

AC Maintenance List
- Check thermostat operations and calibrate if necessary and possible
- Inspect condensing coils & evaporator coils for restriction and/or damage when accessible and applicable
- Basic hose wash of condensing coils
- Inspect condensing fan and fan blade for stability and damage
- Check amp draw on condensing fan motor and compressor
- Check refrigerant pressures and system pressures
- Check contactor
- Check capacitor
- Tighten and general inspection of wiring(indoor and outdoor unit)
- Check primary drain pan for cleanliness
- Flush and clean condensate drain
- Lubricate motors and moving parts if applicable and necessary
- Check temperature split
- Check amp draw of indoor blower motor
- Check blower wheel for cleanness
- Check indoor capacitor if applicable
- Check all safeties and controls
- Inspect duct work for cleanness, visible tear and leaks
- Check and change customer supplied filter
Heat gas maintenance lists
- Check, inspect, and calibrate the thermostat
- Clean flame sensor
- Inspect and replace customer supplied filter
- Inspect pressure switch hoses
- Clean furnace spark ignitor
- Inspect and test furnace hot surface ignitor
- Inspect burners
- Test indoor fan motor run capacitor
- Inspect indoor fan blower wheel for dirt/debris
- Inspect furnace vent piping
- Visually inspect the heat exchanger assembly for signs of soot, rust or cracks in the exterior walls
- Reassemble the furnace and check for proper operation
- Check gas pressure and temperature rise
- Check gas valve for leaks and ensure normal operations
- Check amperage draw on inducer assembly
- Check and inspect control board and all safeties (limit switch and rollouts)
- Inspect duct for cleanliness
